Let's start at the beginning.  Millions of real estate transactions are processed each year in the United States.  Almost all of them require some sort of inspection.  Technology has allowed savvy inspectors to reduce the amount of work their clients need to do to order, track and receive inspections.  In the past, the primary mode of interaction between an inspector and his or her clients was the telephone and fax machine.  Clients would send requests via fax, and then often follow it up with a phone call to make sure it was received.  Scheduling the inspection meant more phone calls – a disruption for both the client and the inspector. You will receive a Home inspection agreement via email and can sign it electronically using DocuSign. Report delivery
The report is done. You will receive a email with a link and password to receive your report. Viewing digital photos online is always clearer and so much more convenient. No more waiting for the daily mail or trying to decipher a handwritten report, inspection customers can simply log into their e-mail and retrieve their reports.  All of this means faster, more efficient, and more professional inspections that save everyone’s valuable time.

 

 

Our Equipment/Tools


An important part of our inspection process is utilizing state-of-the-art equipment to aid in our visual inspection.  Not all home inspectors carry the proper tools to perform an adequate home inspection.  At Kingfish Home Inspections, we make a significant investment in our tools to ensure each client receives the very best inspection every time. 
Examples of some of the high-tech equipment I carry are:

Tramex Wet Wall Detector- The Wet Wall Detector has been specially developed for the detection, location, and tracking of excess moisture within and behind EIFS systems. This electronic instrument will read through the top layers to locate and evaluate excess moisture in the sheathing substrate and wood studs.

Survey Master Moisture Meter - a moisture reading device that uses radio frequency and/or probes to confirm/detect the presence of moisture in a homes structural system. Additional probes for penetrating EIFS.

Combustible Gas Detector - identify gas leaks and/or the presence of combustible gases such as: propane, methane, and butane.

Carbon Monoxide (CO) Detector - while not a combustible gas, carbon monoxide is odorless and quite deadly. CO can be found around a fireplace, furnace or garage if not vented properly.

Auto ranging Multimeter - verify correct voltages and electrical service to the home. Additionally, it can be used to test equipment (such as the Air Conditioner) to ensure it is operating under manufacturers recommended power load.

SureTest GFCI, AFCI Circuit Tester
- tests ground fault circuit interrupters (GFCI) and arc fault circuit interrupters (AFCI) for proper operation.  Unfortunately, the "test" button on these outlets are not good insurance for proper operation.  Some electricians and "Do-It-Yourselfers" have learned tricks of the trade to "fool" the test.  Our test equipment will identify this as a "false ground or boot leg" circuit that is not wired properly.

Relative Humidity & Temperature Meter- Humidity describes the amount of water vapor in the air. The humidity level in your house is important for your comfort, but also for your house. Dry air below 40% relative humidity (short: RH) will dry out your sinuses and will make you more prone to catch a cold. It also will dry out and shrink the wood in your house, resulting in cracked hardwood floors and furniture. Moist air above 60% RH will make you feel hot and sweaty and the excess moisture can condensate in cold spots at the walls, causing water damage and mold. The recommended range for indoor moisture is between 40% and 60% RH.  Also I use it to determine crawl space humidity and may recommend vapor barriers.

Laser Thermometer - used to safely and accurately measure the temperature of heating elements, air from supply ducts and areas around home openings such as windows and doors.  It also allows access to hard to reach areas for measurement such as supply ducts in a cathedral ceiling, etc.  Additionally, the laser thermometer can be used to help safely identify overloaded circuits in the fuse panel.
